Why Concrete Quality Matters

Concrete is everywhere driveways, foundations, walkways, steps. Because it looks simple, people assume any contractor can do it well. That assumption costs homeowners thousands of dollars every year.

Bad concrete work fails fast. It cracks within the first few winters, settles unevenly, spalls (surface flaking), lets water in, and in the worst cases undermines the structural integrity of what it supports. Getting it right the first time is always cheaper than fixing it later.

What Good Concrete Work DoesWhat Poor Concrete Work Causes
Lasts 30–50+ years with minimal careCracking, spalling, settling within 2–5 years
Drains water away from your structureWater pooling, erosion, and foundation damage
Maintains structural integrity over timeUneven surfaces, trip hazards, costly repairs
Withstands Tennessee freeze-thaw cyclesSurface flaking and deep cracking every winter
Adds lasting value to your propertyReduces property value and curb appeal
Passes local code inspections cleanlyFailed inspections, fines, and redo costs

The difference between good and bad concrete work comes down to three things: proper mix design, correct reinforcement, and experienced installation. Kings Roofing and Exteriors does not cut corners on any of them.

Signs You Need Concrete Repair or Replacement

Concrete problems do not disappear on their own. They get worse — and more expensive. Here is what to watch for:

Wide or growing cracks

Cracks larger than ¼ inch or uneven sections can signal deeper structural problems.

Sunken or lifted concrete

Often caused by soil movement, erosion, or tree roots beneath the surface.

Flaking or crumbling surface

Surface damage like pitting or peeling concrete is a sign of wear and deterioration.

Standing water or poor drainage

Water pooling on driveways, patios, or walkways can lead to long-term damage.

Broken edges and corners

Crumbling concrete around steps, stairs, or slabs can become a safety hazard.

Shifted or separated concrete steps

Steps pulling away from the structure should be inspected before the problem worsens.

Foundation cracks

Horizontal or expanding foundation cracks may indicate serious structural movement.

Uneven commercial concrete

Unlevel flatwork can create trip hazards and drainage problems for customers and employees.

Our Concrete Services — What We Do and How We Do It

Kings Roofing and Exteriors offers five core concrete services for homeowners and commercial clients across Tennessee. Here is exactly what each service includes.

Concrete Foundation Work

Your foundation is the most important concrete work on any property. Get it wrong and nothing built on top of it is safe. Kings Roofing and Exteriors provides foundation services for new residential construction, home additions, garages, sheds, and commercial structures.

 Foundation services include:

We install new concrete steps for front entries, back doors, garages, commercial entrances, and interior stairwells. We also repair and resurface steps that are structurally sound but cosmetically damaged.

 Steps & stairs services include:

Residential StepsCommercial Steps
Front porch and entry stepsADA-compliant entrance stairs
Back door and deck access stepsLoading dock step construction
Garage entry stepsMulti-story exterior stair systems
Basement entrance stepsInstitutional and retail entrance stairs

We design and install walkways for residential front and back yards, connecting driveways to entries, outlining garden paths, and building commercial sidewalks that meet local ADA and municipal requirements.

 Walkway & sidewalk services include:

Not all damaged concrete needs to be torn out and replaced. If the base is structurally sound, repair and resurfacing can restore your concrete’s appearance and function at a fraction of full replacement cost.

 Repair & resurfacing services include:

Commercial flatwork demands more — more precision, heavier reinforcement, tighter tolerances, and faster project timelines to minimize business disruption. Kings Roofing and Exteriors brings the crew size, equipment, and experience to deliver commercial-grade concrete work across Tennessee.

We work with general contractors, property developers, retail businesses, industrial facilities, and institutional clients. All commercial work is performed to applicable building codes and ADA requirements.

 Commercial flatwork services include:

Commercial clients: We offer pre-bid consultations, project scheduling to minimize business downtime, and phased pour options for large sites. Contact us to discuss your project scope and timeline.

Concrete Services FAQs

Concrete reaches about 70% of its full strength within the first 7 days, and full design strength at 28 days. For foot traffic: wait at least 24–48 hours. For vehicles: wait a minimum of 7 days, ideally longer in cold weather. For heavy commercial loads: we specify cure time on a project-by-project basis. Walking on fresh concrete too early is one of the most common causes of surface damage — do not rush it.

Properly installed concrete in Tennessee lasts 30–50 years or more. The main enemy is the freeze-thaw cycle — water enters small surface pores, freezes, expands, and causes spalling or cracking. We address this with properly specified air-entrained concrete mix for exterior applications and correct joint placement to control where cracking occurs. Sealing your concrete every 3–5 years also significantly extends its life.

Yes — for driveways, walkways, steps, and exterior slabs in Tennessee, sealing is strongly recommended. A quality penetrating sealer prevents water absorption, reduces freeze-thaw damage, and makes the surface easier to clean. Reseal every 2–5 years depending on traffic and exposure. We offer sealing as a finish option on all new concrete installations.

It depends entirely on the type of crack. Hairline shrinkage cracks are normal and can usually be sealed. Vertical cracks are often caused by settling and can be repaired with epoxy or polyurethane injection. Horizontal cracks are a structural red flag — they indicate lateral soil pressure on the wall and require immediate professional evaluation. Do not ignore foundation cracks. Call us for a free inspection and we will tell you exactly what you are dealing with.

PSI (pounds per square inch) measures concrete compressive strength. We use 3,000 PSI for standard residential slabs and walkways. 3,500–4,000 PSI for driveways, steps, and foundations. 4,000–5,000 PSI for commercial flatwork and heavy-load applications. Low-cost contractors often pour residential-spec concrete on commercial jobs to save money. We specify the right mix for the right application — every time.

For commercial projects and structural work (foundations, retaining walls, large slabs), permits are typically required. Kings Roofing and Exteriors manages the permit application process for commercial clients. For residential projects, we advise you on whether a permit is needed in your specific municipality and help coordinate if it is.

Cold weather concrete placement requires extra care. When temperatures drop below 40°F, hydration slows and concrete can freeze before it gains adequate strength. We use heated enclosures, insulating blankets, and accelerated admixtures when needed. We may also adjust project scheduling during hard freezes. We will never pour concrete in conditions that would compromise the final product — we would rather reschedule than deliver a failed slab.

Repair addresses specific structural or localized damage — filling cracks, patching spalls, leveling sunken sections. Resurfacing applies a new layer of polymer-modified overlay across the entire surface for a fresh appearance and added protection. Repair is surgical. Resurfacing is cosmetic with a functional bonus. If your concrete is structurally sound but just looks worn or rough, resurfacing is a cost-effective solution. If it has significant structural issues, repair or replacement comes first.

Yes. We regularly work as a concrete subcontractor on larger commercial construction sites alongside general contractors and other trades. We coordinate with your project manager on scheduling, access, and pour sequencing to keep the broader project on schedule. Reach out to discuss your commercial project requirements.

The most accurate estimate comes from an in-person site visit — not a phone number. Square footage alone does not tell us soil conditions, slope, access difficulty, or what is under your current surface. We offer free site visits and written estimates across all 20 of our Tennessee service areas. No pressure, no obligation. Just an honest assessment and a clear number.
